Office flooring in Melbourne and Victoria

An office floor sets the tone for a workplace. It should look tidy, keep noise down and cope with chairs rolling over it for years.

How offices use their floors

Open-plan areas see office chairs and steady foot traffic. Meeting rooms need calm and quiet. Kitchens, copy rooms and entries see spills and grit.

Many tenants also need a floor that can change when the layout does, since teams move and grow.

Picking floors by zone

Mixing floor types helps mark out zones as well as meeting practical needs.

  • Open plan and meeting rooms: carpet tile, which is quiet and easy to patch.
  • Reception and entries: luxury vinyl tile or plank for a sharp first view.
  • Kitchens and breakout areas: vinyl sheet or safety flooring.
  • Executive rooms and boardrooms: broadloom for a softer feel.

Sound, comfort and safety

Open offices get loud. Carpet tile soaks up speech and footsteps, and it makes long days easier on the feet. Where the floor is hard, a cushioned back adds comfort.

Safety is about flat joins, firm edges at changes of material and grip in wet areas. Rolling chairs also need a floor that does not catch the wheels.

Working in a live office

Staff do not stop working while a floor is replaced. We move furniture in sections, lay the floor and return the desks before the team arrives the next day. Evening and weekend shifts are common.

Cables, IT gear and personal items are agreed with your office manager before we begin.

Planning the job

Good planning keeps disruption low. We measure the area, check the slab or raised floor, and agree a sequence that matches how your teams use the space.

If a lease ends or a fit-out deadline is fixed, we work back from that date to set the order of tasks.

Make-good clauses matter at lease end. We can match the existing finish or restore the original floor, and we record the condition on handover so there are no surprises for either side.

A final walk with your office manager closes the job. We list any small items, fix them promptly and hand over care notes for the new floor.

Questions

Can you replace the floor over a weekend?

Often, yes. Smaller floors can be stripped and relaid between Friday evening and Monday morning.

Who moves the furniture?

We agree this early. Usually we shift desks in sections and return them as each section is finished.

Why carpet tile for open plan?

It is quiet and easy to repair, because one damaged tile can be swapped without disturbing its neighbours.

Do you work on raised floors?

Yes. We check the panels first, then lay tile that suits the system.
